This project consists of a warehouse development comprising 5 no warehouse structures varying in size from 2,500 m2 to 3,500 m2, with units having high stack provision with 9 m eaves.- on a 5 acre site at Carrigtwohill adjacent to the N25 Motorway.

The project was carried out on a phased basis as unit users were found – and user inputs were accommodated with regard to internal layouts and fit out. The site is located on soft ground and all buildings were piled using a combination of precast and bored pile foundations and thick reinforced concrete floor slabs. Superstructure comprised large structural steel portal frames All units had multi-story internal offices , and dock leveller loading ramps. Ancillary structures such as an ESB substation, and security building were also provided.

The site is adjacent to the Cork Lower Harbour/ Slatty Lake flood plain and flood protection bunding and judicial floor levels were adopted at planning design stage. Design also incorporated protection to existing high pressure gas mains crossing the site – and electrical overhead cables.
